What is the primary industry in the Coloma-Lotus area?
The major local industry is tourism,it is a seasonal income but no where else can you be better located between Hwy 50,49,80. Our oppourtunity veterans and or raft companies are used to the seasonal fair and our new businesses are growing.The locals that commute to Sacramento and beyond to jobs treasure open spaces privacy and the quiet well worth the commute.
Does the river flood very often?
Most homes in the area are built well above the flood plain. However, in the 100-year flood of 1997, several local homes suffered flood damage. When looking at a home near the river, we always recommend that you research the 1997 flood level near the home and consider purchasing flood insurance.
Can I buy one acre on the river and pay less than $100,000?
You may be able to buy one buildable parcel for 400K-600K.In most cases it will be more than one acre.Something less than 3 acres may require alot of engineering to meet buildability standards in El Dorado county.It is safe to plan on paying more than 100K per acre for river front in ez access location not far from power,buildable and near pavement.
Can I buy a horse property,home and riverfront for under $300K?
I have been here in Coloma a while and it was 1997 that a river front home,with room for horses could be acquired for just under 300K.I believe the only river front home with 20 useable acres,suitable for horses,estate development and access to government land is listed at $1,495,000.
Are there Horse trails,mountain bike,running trails near by?
Yes but even a more definite yes if the River Trails come to us from the Sutter Mill Sacramento land in Pilot Hill/Pedro Hill Rd now in Escrow.We look forward to this acquisition to be complete soon making this a public open space for a lot of people and a long time.
Is the Coloma Lotus Valley a good investment?
Yes,Yes,Yes it is because it requires a certain caliber of buyer sorted by price,inventory and an ever present demand.A wise investor knows timing and location is everything,once here there are very few locations that beat this climate,community,ecclectic river valley suitable for all new or existing inhabitants with accessibility to more ideals and styles of living.
